The Simpsonville Fairview Road Retail Corridor is one of the busiest retail corridors in the upstate South Carolina retail market and has one of the hardest barriers to entry due to the extremely low vacancy rate and lack of available land for new development. The reason for its success is due to a healthy housing development market in the surrounding areas and easy access to I-385. It’s also the most eastern major retail cluster in the Greenville market giving it a larger area of population pull.
