Initial property transition

As part of our initial transition, we will complete a full physical inspection of the asset(s), review all lease agreements as well as all service provider/contractor agreements and analyze the current operating budget to ensure the asset(s) are operating effectively and efficiently. We follow a tested disciplined process utilizing tools and teamwork and communication to ensure a seamless transition.

Property administration & maintenance

We ensure that all details of maintenance & owner communications are performed to the highest standards. These include: timely collection of tenant rental charges/operating expense recoveries, regular property inspections, implementation of pro-active preventative maintenance and long-term capital replacement programs, bidding of all service contracts, and prepare and implement capital and operational budget(s).

Financial reporting

Through establishing/maintaining rigorous internal controls in the preparation of books and records for each client, we provide accurate, detailed annual operating budget detailing all anticipated revenues and expenditures.

Technology

We utilize Yardi Voyager 7S and accompanying Yardi platforms to provide custom financial reporting, insurance tracking, and streamlined payment processing and rent collection services. We leverage the power of this web based software to provide better service to our clients, tenants, and vendors.

Client reporting & correspondence

In order to provide the highest level of service to our clients, we customize our reporting and communications based on their requirements. In order to achieve each client’s investment objectives, we provide institutional monthly financial reports, annual budget preparation/approval and constant communication with the client.
