Hampton Station

Originally purchased for large inexpensive storage, owners realized there was a market for family-friendly, brewery-anchored community retail and office. Located only 1.5 miles from downtown Greenville, SC Hampton Station was built around the idea that people want to support locally-owned businesses in architecturally interesting locations in close proximity to bike trails. In addition to redeveloping the first of its type project in Greenville, Rob and his team worked with Greenville County to bring a new spur of the popular Swamp Rabbit Trail by the property. Key tenants include: Birds Fly South Brewery White Duck Taco The Noble Dog Hotel Craft Axe Throwing (1st in SC) Wandering Bard Meadery And many artists and creative entrepreneurs.

US Finishing Cone Mill

On The Trail, formerly known as Union Bleachery, sat dormant for over a decade, ravaged by fires, groundwater contamination, and neglect. Despite that, Rob and his team understood the long term economic development potential of the site and worked diligently with the Receiver for the EPA and SCDHEC to find the right buyer who understood the opportunity and wasn’t deterred by the complexities of buying a property off the National Priorities List (aka Superfund sites).

In the right hands, Union Bleachery, with its incredible location near downtown Greenville and its 1 mile of frontage on the Swamp Rabbit Trail, Union Bleachery could one day be a transformative, large-scale redevelopment.

Greenville Mayor, Knox White shared “It takes vision and perseverance to see what the former Union Bleachery plant could become. Rob Howell and his team at Avison Young found the investors with the experience and financial ability to bring the vision to life.”

In addition to that, the Avison Young team connected the buyers with a few dozen qualified, regional, and national multi-family developers who wanted to be a part of project.

Judson Mill

Bought by developer Belmont Sayres as a massive mixed-use redevelopment project melding office, experiential retail, and multi-family. This historic structure was one of the longest continuously operating textile mills in the Milliken portfolio.

Aden Bonded

The Aden Bonded warehouses had fallen into such disrepair so as to be almost unsalvageable. The property was owned by the Northside Development Group (NDG), a community development non-profit with success in revitalizing swaths of the historically underserved Northside area of Spartanburg. Avison Young, and Urban Realty Partner’s succeeded in bringing Hampton Station (a similar project in Greenville, SC) back to life by understanding place-making as well as the historic and textile tax credit structures of South Carolina. As a result, the AY/URP team was invited to enter into a cooperative development agreement with NDG and the City of Spartanburg to bring the Aden Warehouses back into productive use. Rob brought together the team of Avison Young retail leasing and management specialists to communicate the development vision to community stakeholders and future tenants. Construction is set to start in Q4 2022 and lease-up is on track to be at 60% by construction start.
