The Client Journey
How we represent you
We're on your team. Here's how we benefit you as your tenant rep:
1. Client Analysis
Our first meeting begins with outlining your needs and deciding whether you should renew within your existing space or relocate.
Our needs assessment outlines: organization's future growth, calculation of square footage needed & location strategy


2. Finding space
We begin your office location search by communicating to our brokerage contacts, running location searches and physical canvassing of the market. After we've scoured the market - we provide you with a market survey of our findings. You decide what you'd like to see and we set up a tour so you can physically see the spaces that work best for you!

3. Request for proposals
When you decide on your building preferences we get to work sending out request for proposals detailing your requirements

4. Strategic negotiation
Responses to our request for proposals will be recieved, analyzed and presented to you. We begin revising, preparing and submitting counter proposals after engaging in detailed negotiations with prospective landlords on your behalf. We've been working with these landlords for many years, and as such understand their thought processes.


5. Prelimary space plans by your architect will begin. These space plans determine the amount of space needed and how much it will cost you to construct based on your vision


6. Proposal comparison
Here is where we breakdown and truly analyze which proposal and location will work best for you.
We include all business summaries, financial summaries and analysis.

7. Final negotiations and decisions
In this stage, we fully estimate hard and soft costs you will incur while establishing a solid understanding of how you will utilize the space. After this step, we can better determine your top two choices in properties. We then sign a letter of intent.

8. We review and coordinate your lease negotiation by collaborating with your legal counsel to redline the lease. Once this happens, you are able to officially sign your lease and you begin final space design, bidding and permitting with the city.



9. Move in and get to work
You move into the new space where you can begin focusing on business.
